The story

Cora was supposed to be apartments. The Constellation and Boschetti groups bought the Coral Gables lot planning a rental building, then watched condo buyers keep showing up and lenders prefer condos. So they flipped it. Sales launched in early 2025, they broke ground in April 2026, and in June a $67.5M construction loan closed from Bank Hapoalim's US arm, the same bank behind the Ritz-Carlton Residences in South Beach.

It's 13 stories and 74 homes at 4241 Aurora Street, with shops below and offices on floors two and three, designed by Arquitectonica and aiming for WELL certification. A 678 sq ft one-bedroom is $995K; a 1,944 sq ft three-bed plus den starts at $2.65M. No short-term rentals, and the same team built 4225 Ponce a block over. For a buyer: funded, rising, and built for people who'll actually live there. Delivery 2028.

What could go wrong

No risks recorded yet. That means we haven't looked closely, not that there are none. Ask us.

The view

We haven't screened the lots around Cora Merrick Park yet. A neighbour isn't always a deal-breaker: Brickell buyers still bought at Flatiron, SLS Lux and The Bond with towers all around. What matters is knowing which lines keep the view before you pick one.
