The sales center represents the developer. We represent you.
Independent counsel on every new tower in Miami, and on the finished ones too. We tell you what the brochure leaves out, before your deposit goes hard.
What a sales gallery won't volunteer.
A sales center is paid to close this building. We're paid to get you the right one. Before you sign, you hear all of it.
-
The tower going up next door.
Two years of construction noise, and the view that disappears when it tops out. We check every permit and every open lot around your line.
-
The stack that never sees the water.
Floor plans flatter. We check each line against the real sightline, floor by floor, and tell you which ones lose it.
-
How many units have actually sold.
Sales pace tells you about pricing power and whether the building closes on time. You get the numbers, not the talking points.
-
Who is really behind the building.
Delivery record, loans and lawsuits, from public record with case numbers and dates. Not rumor, and not the developer's version.
-
What the finished building down the street just sold for.
Sometimes the smarter purchase already exists. We can sell you that too, so our advice stays the same either way.
Before you sign
Pre-construction is a five-year plan.
Most buyers learn this too late: you cannot sell easily until the developer has sold its last units. Until then it undercuts every resale with closing credits and incentives, and every early buyer is trying to sell at the same time.
- SignDeposits go in over two to four years.
- FinishedThe building is delivered and you close.
- 95% soldThe developer sells through its remaining units, usually within a year.
- Your windowOnce the developer is about 95% sold, your resale competes on its own merits.
Start to finish, plan on about five years when you buy early. Buy into a tower that is almost finished and it can be two or three. Every tower page shows its own timeline.
Every tower, not one.
We aren't tied to any developer. We can represent you on any new development in Miami, so we compare them honestly, side by side.
Built, or still being built.
Pre-construction isn't always the right answer. Here is the trade, plainly.
A new development
- Money
- Deposits in stages, often 40 to 50 percent of the price before you get keys.
- Timing
- Delivery dates move. Your capital is committed while they do.
- What you buy
- The newest product, at today's price, on a promise.
A finished residence
- Money
- Priced on what similar homes actually closed for.
- Timing
- You can be living in it this season.
- What you buy
- The exact view, the finished building, the neighbors you can meet.
We sell both, so we have no reason to push either.
Talk to someone who doesn't work for the developer.
Tell us what you're weighing. You'll hear back from a licensed advisor, not a call center, with what we'd want to know if it were our money.
Received. We will be in touch.
Usually the same day. If it's urgent, say so in a message and he'll call.
