Flow House

41 stories and 466 fully furnished condos from Flow, Adam Neumann's company. It began as a rental tower and was switched to condos mid-construction in October 2024, funded by a $155M construction and inventory loan. Studios from $450K, one-bedrooms from $600K, with a lease-back offer reported at 8.6% for two years. Read the buyer mix before you buy: 58% sold in six months, but deed records show over 91% of those units went to corporate entities buying in bulk, so resale will compete with fund inventory.GroundFloor notes · Oct 30, 2026

The story

Fewer than two dozen actual people have bought a condo here. Flow, Adam Neumann's company, took control of the rental tower next door in 2021 by buying the companies that owned it, then broke ground on this one in 2022 as a rental tower too. In October 2024, mid-construction, Flow flipped it to 466 fully furnished condos and funded the finish with a $155M construction and inventory loan.

Studios start at $450K and one-bedrooms around $600K. Owners can rent up to 12 times a year, and Flow has offered a two-year lease-back reported at 8.6%. The building sold 58% in its first six months. But deed records show more than 91% of those units went to corporate entities and funds buying in bulk. For a buyer, that matters: your resale will compete with fund inventory, so price it like an investment, not a home.

What could go wrong

No risks recorded yet. That means we haven't looked closely, not that there are none. Ask us.

The view

We haven't screened the lots around Flow House yet. A neighbour isn't always a deal-breaker: Brickell buyers still bought at Flatiron, SLS Lux and The Bond with towers all around. What matters is knowing which lines keep the view before you pick one.
