Biscayne Boulevard, Downtown
Waldorf Astoria Residences Miami
Florida's first supertall, under the strongest hotel name in the city, and nearly built. What's left is the top of the tower, so you pay for height and the address, not an early-buyer price.

Strengths
- Most of the building risk is behind it. The ninth and final cube started in August 2026, and the tower is funded by a $668 million construction loan from Bank OZK and Related Fund Management.
- Waldorf Astoria runs the 205-key hotel in the building, so residents get hotel services on call.
- Upper floors look over Biscayne Bay, Bayfront Park and out to Miami Beach. Penthouses on floors 86 to 100 have 12-foot ceilings.
Risks
- The finish date has moved from 2025 in early marketing, to 2026, to Q2 2028 today. The developer says it is on schedule.
- Over 90% sold. You are buying the highest-priced inventory, with little room to negotiate.
- Buyers from 2021 and 2022 paid much less. Expect a wave of their resales at closing, competing with yours.
- It is a hotel building. Lobby traffic, events and ballrooms come with it.
Before you sign
- Ask for the latest completion date written into the offering, and your right to cancel if it moves again.
- Ask which entrances, elevators and pools are residents-only, and for the price list of hotel services.
- Compare the asking price per square foot with resales at One Thousand Museum and 900 Biscayne before you sign.
- Ask what share of the building is under signed contract with deposits posted. Reservations are not sales.
- Ask for the condo budget: HOA per sq ft, the reserve study and the insurance line. Florida now requires full structural reserves, and they flow into your fees.
Cash due, by date
Near completion, so terms differ from an early-stage tower: expect a larger deposit up front and the balance at closing, targeted for Q2 2028. We confirm exact terms when you pick a unit.
Plan to hold
Plan to hold about 2 to 3 years.
- TodayBuy from the last of the inventory
- Q2 2028Building finished (target)
- 2028Already over 90% sold, so the developer barely competes with you
- 2028–29Your window opens, but early buyers will be reselling too
The rule we use: your real chance as a reseller starts once the building is finished and the developer is about 95% sold, usually within a year of completion. Before that, the developer undercuts resales with closing credits and incentives, and every early buyer is trying to sell at the same time. If the finish date slips, the plan moves with it.
