300 ft

1428 Brickell is rising this close to Cipriani.

And 8 more lots within 500 ft could be built on. The nearest, a one-story retail building at 1421 South Miami Avenue, is 225 ft away. Also coming: Ora (780 ft) and Domus Brickell Park (finishing, 1,250 ft).

Strengths

  • The tower is visibly rising. It passed its halfway mark in October 2025, which is the best protection a pre-construction buyer can have.
  • A hospitality brand with real pull among European and Latin American buyers, which supports resale demand.
  • At 80 floors, upper residences clear most of Brickell for long sight lines.

Risks

  • Three parcels to the west (a parking lot at 1420 SW 1st Court, 1401 SW 1st Avenue, 37 SW 14th Terrace) are low-rise or vacant and could rise to the height of neighboring towers.
  • Late-cycle pricing: the early-buyer discount is largely gone.
  • 397 residences in one tower means a deep resale and rental pool when it delivers.

Before you sign

  • Prefer east and bay-facing lines. Use our 3D map to see what the west-side lots could become in front of your floor.
  • Ask for the current construction schedule and any change to the delivery date.
  • Confirm the deposit schedule left to pay against the construction stage.
  • Ask what share of the building is under signed contract with deposits posted. Reservations are not sales.
  • Ask for the condo budget: HOA per sq ft, the reserve study and the insurance line. Florida now requires full structural reserves, and they flow into your fees.

Plan to hold

Plan to hold about 3 years.

  1. TodaySign; the tower is past halfway
  2. 2028Building finished
  3. About 2029Developer reaches about 95% sold
  4. 2029–30Your clean resale window opens

The rule we use: your real chance as a reseller starts once the building is finished and the developer is about 95% sold, usually within a year of completion. Before that, the developer undercuts resales with closing credits and incentives, and every early buyer is trying to sell at the same time. If the finish date slips, the plan moves with it.
