Strengths
- Every line faces water except one. The two towers form a V that opens to the river.
- Faena has already delivered a full district on Miami Beach, so the experience is a known quantity.
- Rafael Viñoly design with a sky-bridge club near the top. No other tower in the neighborhood has anything comparable.
Risks
- Line 06 (the 711 and 910 sq ft one-bedrooms, floors 14–48) is the only stack without a water view. It is also the entry price.
- Construction and delivery sit with Fortune International and KAR Properties. Faena is the brand and operator.
- The new-construction permit was issued October 9, 2026, so a 2029 delivery leaves little room for delay. A demolition permit is active on the lot next door at 96 SW 3rd Street.
Before you sign
- Ask whether the part of your deposit above 10% can be released for construction. Florida allows it when the contract says so.
- Request the view study for your exact line and floor. Then compare the river view against the lots to the west on our 3D map.
- Entry asking price is about $2,100 per sq ft. Finished towers next door have closed at $350–$700 per sq ft. An asking price and a closed sale are different numbers, so don't expect resale to track the launch price; plan to hold.
- Ask what share of the building is under signed contract with deposits posted. Reservations are not sales.
- Ask for the condo budget: HOA per sq ft, the reserve study and the insurance line. Florida now requires full structural reserves, and they flow into your fees.

- 2029Building finished (target)
- About 2030Developer reaches about 95% sold, using closing credits along the way
- 2030–31Your clean resale window opens
The rule we use: your real chance as a reseller starts once the building is finished and the developer is about 95% sold, usually within a year of completion. Before that, the developer undercuts resales with closing credits and incentives, and every early buyer is trying to sell at the same time. If the finish date slips, the plan moves with it.
