Strengths
- Under $1M entry on Brickell Avenue, the lowest of our top six except Delano.
- Casa Tua's restaurant and club are a genuine draw for full-time residents.
- 77 floors on the Avenue, with bay views from upper east-facing lines.
Risks
- 540 residences make this the largest building of the six, so expect more inventory competing with yours at resale.
- The new-construction permit application was filed in July 2025. Confirm vertical progress before you count on 2028.
- Lots to the west (68, 82 and 84 SW 13th Street, and 1101 South Miami Avenue) are vacant and could rise to the height of neighboring towers.
Before you sign
- Confirm permit status and groundbreaking date in writing.
- Prefer east-facing lines. Check the west-side lots on our 3D map before choosing a city view.
- Ask how many residences have sold, and at what pace, before committing at launch pricing.
- Ask what share of the building is under signed contract with deposits posted. Reservations are not sales.
- Ask for the condo budget: HOA per sq ft, the reserve study and the insurance line. Florida now requires full structural reserves, and they flow into your fees.

Plan to hold
Plan to hold about 3 to 4 years.
- TodaySign at launch
- 2028Building finished (target, early for a launch)
- About 2029Developer reaches about 95% sold
- 2029–30Your clean resale window opens
The rule we use: your real chance as a reseller starts once the building is finished and the developer is about 95% sold, usually within a year of completion. Before that, the developer undercuts resales with closing credits and incentives, and every early buyer is trying to sell at the same time. If the finish date slips, the plan moves with it.
